PRIOR TO CLOSING:
Documents will arrive via email to the email address you specified
on your notary information sheet. Every effort will be made to forward the documents well before the appointment time/day.
If for some reason, you do not receive an email with documents and the appointment time is drawing near...
CALL UFSS IMMEDIATELY!!!
The Hud-1 Settlement Statement and applicable
Title documents will be sent via fascimile to the number you
specified on your notary information sheet.
Again, if you do not receive these, please call UFSS!
Make a complete copy set of documents for the borrower(s)!
Review Lender & UFSS Instructions!
Highlight important instructions and stipulations!
DURING THE CLOSING:
Again..Review Lender's Instructions, loan
and title documents.
It is your
responsibility to fax documents to the Lender
during the closing if
required by the Lender.
Please collect ALL Stips or Conditions that the
Lender requires from the borrower. (ie. homeowner's insurance binder, pest inspection, etc.)
NEVER DISBURSE ANY
CHECKS WITHOUT CALLING UFSS FOR AUTHORIZATION OR FURTHER INSTRUCION!!!
REVIEW DOCUMENTS TO DOUBLE-CHECK
THAT ALL ARE SIGNED, INITIALIZED AND NOTARIZED PROPERLY AND COMPLETELY!!!
AFTER THE CLOSING:
You will be required
to split the package into two sets: 1 set goes to the Lender and 1 set goes to UFSS (see below for instructions
on splitting packages or call UFSS for more information. It's really more simple than it looks here! )
1. Fax a copy
of the following documents to UFSS:
Signed Hud-1 or Hud-1A,
1st and last page of the mortgage,
Copy of the UPS Shipping Invoice(s) prior to returning
documents.

following documents to UFSS (VIA UPS Overnight Express):

Return the
balance (remaining documents) of the closing document package to the Lender VIA UPS Express Overnight with a true and
certified copy of the Mortgage.

NOT ABLE TO RETURN DOCUMENTS THE SAME DAY!!!
